Want to relocate to Atlanta from NYC, should I ?

I am 33 years old, single with no kids. I have lived in NYC all of my life. I am ready for a change, the hustle of New York has worn me out. I have been to Atlanta many times, and feel at home when I visit. My second choice would be Charleston, SC. But I believe job wise Atlanta is for me. Im doing plenty of research beforehand especially job wise. My only real concern is employment. I work in the financial securities field (stocks,bonds,cmo’s, abs). I have plenty of experience under my belt but am still working on my degree. I have thought about waiting until I fininsh my degree, but I know that If I wait I will not move. So its now or never. I have a longtime friend that we agreed I can stay with them for three months. That should be enough time to get settled and find job. My prererence is to find a job first then move. My target time for moving to ATL is Sep 2008, no later than Jan 2009. Any info, advice, leads that anyone can give would be appreciated.

The first six the economy was fine.

About two years ago:
1) Consumer confidence stood at a 2 1/2 year high;
2) Regular gasoline sold for $2.19 a gallon;
3) the unemployment rate was 4.5%.

4) the DOW JONES hit a record high–14,000 +

5) American’s were buying new cars, taking cruises, vacations o’seas, living large!…

But American’s wanted ‘CHANGE’! So, in 2006 they voted in a Democratic Congress & yep–we got ‘CHANGE’ all right. In the PAST YEAR:

1) Consumer confidence has plummeted ;
2) Gasoline got to $4+ per gallon; now at $3.50.
3) Unemployment is up to 5.5% (a 22%+ increase!);

4) Americans have seen their home equity drop by $ 12 TRILLION DOLLARS & prices still dropping;

5) 1% of American homes are in foreclosure.
6) THE DOW has dropped about 2,000+ points!

$2.5 TRILLION DOLLARS HAS EVAPORATED FROM THEIR STOCKS, BONDS & MUTUAL FUNDS INVESTMENT PORTFOLIOS!

house–buying or renting?

So I’m contemplating a mortgage. But it would be $1,200 and I now pay a rent of $800 pretty comfortably. Does it really make sense to buy? As a tenant, I don’t have any obligations, I just pay the rent and when something breaks the landlord has to take care of it. The money that I save, say $400, I can invest in other stuff like stocks, bonds and gold (and my girlfriend) and I will have a decent pension and can continue renting. I’m almost 40 and when the mortgage is paid off I’ll be 70 and probably dead anyway. So wha’s the benefit for me except that my potential future kids might benefit?? Please give me reasons to buy! I’d be eager to reconsider. Thx.
great advice. The problem is not the sub prime borrowers who pay more than they can afford but the sub prime lenders. The govt should have stopped them. But we have a govt that owes 44% of its debt to China, Russia and Kuwait. Let’s learm Chinese, our future employers in the US will all be Chinese in ten years.

$800 a month for what (? Bedrooms – SQ FT). When you
find the right size house with the right price tag, you will
be able to buy it for close to the $800 you are paying for
rent, (providing you have a fair down payment).

Do you know, 100% of the money spent on home improvement
is usually recovered in a sale. Do you know that property
value raise just above the cost of living and usually is a
profit after 5 years?

This means that you can lock in the $800 monthly expense
for 30 years, and grow a nest egg for an additional investment
of $100 per month. While at the same time using your $300.00
for other investments that do not include the house.

It is the locking of your future expenses that is the key to
financial success. If you have a 75% gain on your investments
and a 20 % raise in the cost of living (Housing expense)

How do you write a ‘balanced investment portfolio’?

My scenario is a married couple, both of age 30, needing to pay off a mortgage for their house and they have 2 preschool aged kids. The wife grosses $30000 per annum and the husband grosses $65000 per annum.

They are investing $60000-$80000 from a recent inheritance.

I need to prepare a portfolio based on my recommendation of a balanced investment portfolio.. What i have come up with is a few investment options: bonds, stocks, term deposit, speculation and superannuation (which you may not have heard of)

I am still hearing that Bush screwed up our country, and blah blah. But no one says what he actually did? I do not favor him or Obama. I just think that people do not realized that the President cannot control the whole USA economy, and global economy, for that matter by himself. I think you are kidding yourself. I think the same is for Obama

Bush did not cause all our problems as a leader and nor will Obama. If Bush caused all our problems then that means, Bush was out getting people to sign contracts and take out loans for a 3rd mortgage on their house. Then, that means Bush has a button that goes straight to Wall Street that raises and lowers the prices of all stock, bonds, and the price of crude oil.

Someone give me an example with proof he did something to hurt our country and did it knowingly.

You can say that he overreacted to the murders of our people on 9/11, but he is not perfect. But, we basically took control over Iraq and the war in Iraq has nothing to do with the current problems we are dealing with here in USA.

He got us in this war in Iraq, saying there were weapons of mass distruction. Alot of those countries prob have those. Anyway, I don’t think any were found and how many people have been killed and maimed badly for life.(no proof that he did it on purpose to hurt the country).
I think there were some things he could have done, paid attention to, maybe got congress off its ass and to work to keep things going in the right direction. Instead they are out and on vacation, and seeing hookers and earning waaaay too much money.
I think the president has some authority to bring things up or pass laws that would help us. This bank thing didnt just appear out of nowhere. They including the pres, knew all these prob were coming down the pipe, but I believe they were all too greedy to care. As long as they got thier mony.
President of the US is supposed to be one of the highest position in the world, so I think he could have done more.

I STILL CAN’T BELIEVE WHAT MY SISTER’S DID! They did not honor my “PARENTS” last will and testimony . ..

My parents were married over 50 years. And had 5 children. I am one of them. So why is it that when my parents passed away, I was left out of everything that they worked hard for, so they could leave each one of their kids(their equal share) But it turned out,(at the last minute, more or less) that my dad had signed everything over to one of my “GREEDY” sister’s! And that was only because he was BLACKMAILED to do so! My father and mother wanted everything divided 5 ways, that includes…THE HOUSE,LAND,STOCKS AND BONDS,LIFE INSURANCES, MONEY IN THE BANK, and not to mention personel belongings. I received nothing! I do not know what life ins. they had, and my sister’s will not give me any info on anything! BUT they are all driving brand new cars, buying homes, and living it up! How can I find out what was left for me? And what can I do about it now? My mom died 2003 and my dad 2005. This is so wrong to not honor my parents last wishes. And that’s what they all have done.(let them RIP)!!!

Such is life …but do you beleive in the law of karma? All things go around…they may be enjoying now but they will regret it someday soon. But this is the time for you to pull-up your sleeves and start working hard to show them that on your own you can be someone great,that you dont need to depend on an inheritance to make it in life…afterall your parents died and left it all behind to be claimed by other people but what cant be claimed by these poeple is your parents good name (why dont you capitalize on that name and use it to build an empire for yourself too).

You may not have anything today but have this in mind,,where there is life, there is hope.

Ok, I just turned 18 a few days ago, and for my birthday I got 100 dollars, and Ive always wanted to invest in either stocks, bonds, or C.Ds’…but I am totally clueless about this kind of thing, I’ve never done it before..so what would be the best way for a clueless kid to invest 100$?

Open a savings account.

Then invest time and money into a college education… Best possible advice for an 18 year old. Wait till $100 doesn’t feel like anything before you attempt to lose it in a gamble.

Or better yet invest a portion of that $100 into a girlfriend/boyfriend. You’ll see a far greater rate of return in the short run.

Chapter 7 Bankruptcy Question (Georgia)?

I’ve already had my meeting with the trustee, and was told by the trustee that most of the filing was okay, only I entered some minor information incorrectly in the assets/liabilities and stocks and bonds section. As far as assets and liabilities, I’m a 26 year old single and unmarried male with no kids. All I have is an apartment, a used car that’s paid for, no jewelry or property. I work on a regular blue collar legitimate job and I have regular bills anyone else. I only make $23K per year. As far as stocks and bonds, I HAVE NONE. The trustee had me to re-submit the form. So then I entered “N/A” and she said it was still wrong. So then I entered $0, and the trustee said it was still wrong again. So by then, I gave up, hoping they’d overlook it, chancing it is a minor typo error that I’m making. Of course no one can give me legal advice but an attorney. But my question is, could those errors blow the chances for my bankruptcy to be approved/discharged? Please give opinions. Facts would be even more appreciated. Thanks and God bless.

This is what happens when you try to file for bankruptcy yourself….You can’t rely on facts from total strangers over the internet for something so serious. A botched bankruptcy filing can come back to haunt you and cost thousands to clean up. Hire a bankruptcy attorney to file for you.

So she broke up with me and its been about a year now. I gave her a very nice life when she lived with me in my house. She didn’t have to work, just keep the house clean as this was her choice, she could of work also but i gave her the option to do what she wanted. I worked (my own business) and made enough for us to live very good and have made over 1 million dollars from stocks and bonds and i took care of the bills and our two cars. I have a house in Los Angeles. Well she and her girlfriends went out to a bar while i was at work and she met a guy who just got out a divorce with 3 kids. She ended up breaking up with me and moved with him to San Francisco. There was no phone call or sit-down conversation or anything explaining why she left. She just came home one day and said she was leaving me. Well monday she called saying that she was pregnant (we haven’t spoke in 6 months). I was like umm congrats but i have to go now. She started crying and said she needs my help? I was like umm come again? She said her boyfriend was going to prison because sunday he got CAUGHT selling hardcore drugs to undercover cops and he is facing 5 years in prison (2nd offense) because of the load of drugs they found on his car. She is crying for me to let her come back and live the nice life she took for granted and acourse we all know girls like the badboys until he is to bad and then they always come back to the nice-guys as an second option when things dont work out with the badboy. I know this isn’t my baby because she never wanted to have sex with me and every-time i tried she would push me away but then she goes out and meet this guy and ended up having sex with him that week? Oh-well i guess that’s just another rule on why nice guys shouldn’t be nice guys. She said she is coming down this weekend and i told her NO GO TO A SHELTER OR PARENTS HOUSE! But if she does come where can i direct her to because she sure aint staying with me again?
